David Strouse
President & CEO
David Strouse founded Birchwood Capital Partners in 2010 after 21 years of service at Continental Realty Corporation. At Continental, David rose from retail leasing agent to Chief Investment Officer and completed more than 60 property acquisitions, 70 financings, and 100 lease transactions during his time. He also sourced and executed over $50 million in development projects with a total transaction value in excess of $750 million. David’s exposure at Continental allowed him to build a significant network of lenders, equity partners, tenants, owners, consultants, and brokers throughout both the Mid-Atlantic and Southeast markets.
Since starting Birchwood in 2010, David has been involved with over $750 million in debt and equity placement, served as an expert witness, developed condominium units, pad sites, shopping centers, and apartment buildings. As President and CEO, he focuses on servicing his clients with their equity and debt needs and seeking investment opportunities for his own portfolio.
David is married to his wife, Sarah, and has three teenage girls.
Paul Yoo
Vice President
Paul joined Birchwood Capital Partners as an analyst in 2015 and was primarily responsible for underwriting financial transactions for acquisitions, loan refinances, and development projects. Using his experience across various property types and relevant market factors, he prepared projections and valuations for investors and various lending institutions. Paul has processed over 20 origination transactions totaling in an excess of $200 million in proceeds.
Paul currently oversees all transactions for the Freddie Mac & Fannie Mae Small Balance Loan Programs. Utilizing correspondent relationships with some of the most respected Fannie Mae DUS & Freddie Mac Seller/Servicer lenders, he guides his clients throughout the entire process from prescreening to closing. Since inception of these programs in 2017, Paul has processed over $20 million of multifamily loans.
In his free time, Paul enjoys spending time with family/friends, traveling, fishing, playing softball, and golfing. He supports his Baltimore hometown sports teams and is also an avid fan of his alma mater’s sports teams. Paul graduated from the University of Michigan with a BS degree in Brain, Behavior, & Cognitive Sciences. He is an active member of the Maryland Chapter of NAIOP and ICSC and is also a licensed real estate salesperson in Maryland.
